CBRE filled out its Americas property management division with company veterans who will lead the division as part of its newly formed Building Operations & Experience segment, the company announced Tuesday.
Kim Berg, an 18-year CBRE executive who previously led the company’s Pacific Northwest region, will act as regional lead for the division in CBRE’s Americas West region. In her previous role, Berg led a team of over 275 professionals responsible for over 48+ million square feet of office, industrial and retail assets, the company said. She joined CBRE in 2007 after serving as a senior director at Cushman & Wakefield.
Tom Lloyd, a 10-year company veteran, will take on the role of regional lead in the East region. Lloyd previously served as CBRE’s senior managing director of investor services in the New York City market, where he developed expertise working with property owners, lenders and investors, the company said. Before joining CBRE, he was a senior director at Tishman Speyer.
Kristi Rankin, former managing director for the firm’s property management business in Chicago, has been promoted to head of U.S. property management operations. Prior to joining CBRE in 2020, Rankin served as chief operating officer for IRC Retail Centers; she also serves as vice president of the Building Owners and Managers Association of Chicago.
CBRE established its Building Operations & Experience segment in January after acquiring full ownership of co-working company Industrious and integrating the project management capabilities of Turner & Townsend, which CBRE has held a majority stake in since 2021. The goal was to restructure its business lines to enable the firm to generate synergies across verticals, CEO Bob Sulentic said on the firm’s FY 2024 earnings call.
Building Operations & Experience will comprise CBRE’s enterprise and local facilities management and property management operations. Those include flexible workplace solutions and project management, which consists of the combined Turner & Townsend/CBRE project management business, CBRE said in the earnings release.
As head of U.S. property management operations, Rankin will work to drive consistency, governance and efficiency across the country, the company said in its press release. By enhancing global standards and training programs, managing operational risk and aligning performance metrics, the company is trying to create a more unified and effective service delivery model, CBRE said.

In the West region, Berg will be responsible for driving collaboration and consistency across local teams and CBRE’s portfolio of assets under management, the company said.

In the East region, Lloyd’s main focus will be on collaboration and consistency across markets, he said.
“Kim and I will work together to ensure our U.S. business continues to grow and progress nationally,” Lloyd said, noting a strong focus on innovation and customer satisfaction “underpinned by strong partnerships, including those with Industrious, VTS and Turner & Townsend.”
