- Lessen has launched a new predictive maintenance and asset management platform that aims to help facility managers and owners reduce risk, centralize management and provide greater control over their asset portfolios, the company said Tuesday.
- The Digital FM+ platform’s dynamic preventive maintenance program adjusts recurring maintenance based on asset condition and building systems monitoring, according to a news release. A customized dynamic pricing model and life cycle cost analysis help with replacement or repair decisions. And the platform facilitates five-year capital planning to meet both current and future asset management needs, the company says.

Historically, facility management has been largely reactive, with operators only responding when an emergency occurs, leading to increased costs, Lessen says. But over 90% of business officials now say they rely on data to optimize operations and determine when assets need to be replaced, according to Brightly’s 2025 State of Facilities Management report.
Seventy-two percent of business officials said they harness asset management data to predict potential failures of physical assets, with 84% noting use for budgeting and forecasting, according to the report, based on a survey of 380 business officials by Brightly and Hanover Research.
“Over the last 15 years in commercial real estate, the same pain points have continued and continue today,” Neal Sivie, senior vice president of commercial applied and operational technologies at Lessen, said in an email. “Fundamentally, it’s the lack of data, data quality, integration of data, software integrations, and connecting the dots or leveraging the data across an ecosystem of buildings and assets to drive performance, identify and reduce risk, and enable operational excellence.”
Lessen says its Digital FM+ platform removes barriers to integrating data and uses advanced automation, digital work management and artificial intelligence to help facility managers and owners back strategic decisions with real-time data.
Preventive maintenance programming helps drive asset resiliency and embeds greater cost efficiencies and consistency across portfolios, Lessen says. After repairs and preventative maintenance inspections, the platform validates an asset’s health and verifies it is operating properly, according to the release.
“Managing distributed assets across multiple locations requires diligence and control, especially when budgets are tightening, and costs are rising every day. Digital FM+ drives growth by creating sustainable discipline. The result is a sharper view of your assets, a streamlined process to maintain them, happier customers who reside in them, and greater revenue to grow from them,” Ehrenberg said.
Lessen maintains a network of over 30,000 service providers. Its tech platforms integrate with building management systems and IoT sensor solutions at client properties, it said.
